Once you have found and viewed a property you can apply to be referenced.
Anyone over 18, who is contributing towards the rent, is referenced through an outside referencing company as a 'tenant'.
They will check your financial history, employment, income etc. and will want to see a credit score of at least 650.
You need to have income/pension/savings equal to 2.5 times the monthly rent.
Rent is £450 a month x 12months = £5400 x 2.5 = £13,500 to be shown as income/pension/savings.
If you are unable to show this, some Landlords may accept a Guarantor who will need to show income/pension/savings equal to 3 times the monthly rent.
Anyone over 18, who is living there and not contributing towards the rent, can choose not to be referenced and be named as a 'permitted occupant'. They need to be named on the tenancy agreement but will not have any rights with in the tenancy and are there under the responsibility of the 'tenant'.
There is an administration charge to apply for a property and tenancy:
First tenant: £150
Further tenants: £50 each
Once your reference has been accepted you can plan to move in.
On the day you move in you will be asked:
1. To sign a Tenancy Agreement
2. To sign a Pet Agreement (if relevant)
3. Pay a Deposit/Bond* - equal to one months rent
4. Pay the first month rent in advance.
*This will be returned at the end of your tenancy, subject to the property being returned in an acceptable condition and with the agreement of the Landlord.
Rents are paid monthly in advance.
